About Barrett

Local Vacation Rental Management Built On Accountability, Performance, And Hands-On Oversight.
We help property owners across the Hudson Valley and Long Island area maximize revenue while removing the daily stress of managing short-term rentals.

Hello property owners,

Barrett was built around a simple belief: vacation rental management should deliver both strong financial performance and true local care—and today, most vacation rental management companies fail at one or the other.

If you've spent any time as a property owner in this space and have hired a vacation rental property manager, you've likely experienced this firsthand. Large management companies offer pricing systems, distribution, and scale—but they lack real local presence and the passive income experience you were promised. Homes are managed remotely, guest communication is slow and handled by people who have never stepped inside the property, and you're still left with the headache of managing everything—from the cleaning team to handyman repairs to guest problems and questions before and during their stay.

On the other side, fully local managers provide a more personal experience, but without the systems, pricing strategy, and infrastructure needed to consistently maximize revenue.

Most owners end up stuck in the middle—choosing between performance or care, but rarely getting both.

Barrett was created to remove that tradeoff.

We operate as the platform behind a network of locally operated vacation rental management teams in New York—such as Sullivan County Vacation Rental Management, Greene County Vacation Rental Management, East Hampton Vacation Rental Management, and more. Each location operates as its own local brand, led by a dedicated General Manager who lives in and is already a vacation rental host in the market they serve. While each team is local to your city or county, all are built on the same Barrett model, standards, and systems—so you're not choosing between a local operator or a larger platform; you're getting both by design.

Every property owner who works with Barrett is assigned a local General Manager who is responsible for the day-to-day upkeep of the home, guest communication, listing setup and optimization, and weekly communication with you as the homeowner. Your GM knows the property, the area, and the full vendor network—from cleaners, electricians, contractors, and plumbers to snow removal, landscaping, and handyman local vendors—everything needed to run the property smoothly. They are your boots on the ground, ensuring the home is cared for and operating as a 5-star top performer.

Our General Managers are not contractors—they are operators.

They are carefully selected, must have proven experience managing short-term rentals, maintain a track record of 5-star guest reviews, and live locally within the market they operate. Just as importantly, they are financially aligned with the success of your property. Management fees from Barrett typically range from 15–25%, with Barrett taking a small portion (up to 5% max) and the majority going directly to your GM—ensuring they are fully incentivized to perform.

Because when the person managing your home is truly invested in its success, the results are different.

But local execution alone isn't enough to compete in today's market.

Behind every local team is Barrett's performance-driven operating system—built to make each home perform like a real asset, not just a listing. From software systems that enable seamless multi-channel distribution across Airbnb, VRBO, Booking.com, and direct booking sites, to paid dynamic pricing software used to maximize revenue, every detail is designed for performance. Listings are continuously optimized, marketing is automated to encourage repeat bookings, and digital guidebooks are created to elevate the guest experience and increase booking conversion. Barrett also supports the operational side of each property through our in-house bookkeeper, who provides all property owners with clear monthly P&L reporting and direct bank account payouts for their earnings. The bookkeeper also prepares and issues your 1099, making tax season simple and easy to report.

The General Manager in your county or city runs the vacation rental. Barrett operates the systems that make the vacation rental perform.

This is what allows us to combine two things that rarely exist together: true local accountability and high-level operational performance.

For homeowners, this means your property is not just listed—it's actively managed, continuously optimized, and locally cared for. You're not handling day-to-day operations or left answering guest questions and problems. Instead, you have a dedicated point of contact in your market, backed by a system designed to maximize both revenue and consistency—creating a truly passive income experience.

We're building this model county by county, starting in New York, with plans to expand nationwide. In each market we enter, we partner with locally experienced vacation rental hosts who meet our standards and provide them with the tools, systems, and structure to run high-performing operations. If we're not yet in your county or city, we're always looking to expand—reach out through our Get a Quote page to start the conversation.

The result is a new model for vacation rental management—one that sits between two broken approaches. Large companies are structured but not local. Small operators are local but lack systems. Barrett bridges that gap.

It's a model that mirrors the hotel industry, where each location is led by a General Manager responsible for operations, while benefiting from the systems, standards, and support of a larger brand.

We believe this is how the future of vacation rental hospitality will be built.

If you're a property owner looking for a hands-on, performance-driven approach—while enjoying a true passive income experience for your vacation rental asset—we'd love to connect.
